We show up with professional equipment and a powerful (but totally safe) hardwood detergent. Here's what happens:
Step 1: Power scrub – We scrub the floors to loosen up all the dirt, grime, old wax residue, and whatever else has built up over time. Yes, even the stuff your mop keeps missing.
Step 2: Extract the dirty slurry – All that gross, gray, soapy water gets sucked right up and taken away. Gone.
Step 3: Neutralizing rinse – We give your floors a final rinse to make sure no cleaner is left behind. Just squeaky-clean wood.
Step 4: Buff to bring back the shine – Our oscillating floor machine gives your floors a gentle buff. That natural luster you remember? It comes right back.
We recommend a Hardwood Clean and Buff every 12 to 18 months.

Screening – We use an oscillating floor machine with special screens to gently scuff up the old finish and remove light scratches. Think of it like lightly sanding a rough spot on a painted wall before you repaint it.
No dust, really – Our machine has a built-in HEPA vacuum, so dust gets sucked up as we go. No covering your kitchen in plastic. No dust on your couch.
Deep clean – After screening, we clean the floors thoroughly. No residue. No gunk.
Color touch-up (if needed) – If there's a worn spot or a faded area, we can blend in a water-based stain. No weird patches.
Two or more fresh coats – We roll on a water-based polyurethane in the sheen you choose (matte, satin, semi-gloss—whatever you like).
Hardwood floors—whether solid or engineered—should be screened and recoated every 3 to 5 years.

You know that cloudy, sticky look that your floors get after trying some hardwood cleaner from the store? That’s wax buildup.
We don't judge. We just fix it.
Here's how:
Step 1: Break down the wax – We use a professional acrylic stripper and heavy-duty equipment to turn that built-up wax back into a liquid. All those layers you didn't even know were there? Gone.
Step 2: Extract it all – We suck up every bit of that waxy mess. It comes off your floors and goes away forever.
Step 3: Neutralize – We use a product to balance the pH of your floors. This makes sure no residue is left behind.
Step 4: Buff or screen (whatever your floors need) – Depending on how your floors look after the wax is gone, we'll either give them a final buff or move into our screening process to refresh the finish.

Then you need our color correction service. Here’s our process:
Step 1: Identify the problem areas
Maybe it's a worn path from the kitchen to the dining room. Maybe it's a faded spot under a rug that got wet. Maybe it's where your dog's water bowl used to sit. We find every spot that needs help.
Step 2: Lightly screen those areas
We gently abrade just the worn spots—not the whole floor. This opens up the wood so new stain can soak in.
Step 3: Custom mix a stain match
Here's where experience matters. We bring on-site stains and custom-blend them to match your existing floor color as closely as possible. Not "close enough." Actually close.
Step 4: Apply and blend
We carefully apply the stain only where it's needed, feathering the edges so there's no obvious "patch" look.
Step 5: Topcoat
We seal the corrected areas with fresh polyurethane that matches the sheen of the rest of your floor (matte, satin, semi-gloss—whatever you have).

Life can deliver a real beating to your floors, and the first thing to go is the protective polyurethane layer. Once it’s gone, your floors are vulnerable.
That’s where we come in.
We clean your floors thoroughly – Dirt and grime prevent polyurethane from sticking. We get them squeaky clean.
We lightly screen the surface – A gentle abrasion helps the new polyurethane bond to the old finish.
We apply the first coat – Rolled on evenly, no streaks, no bubbles.
We wait 2–4 hours – Coffee break. Or we move to another room.
We apply the second coat – For extra durability. Sometimes a third coat for high-traffic areas.
We let you know when you can walk on it – Usually within 4–6 hours for light foot traffic (socks only, no shoes).
We’d recommend a polyurethane repair every 3-5 years.

And here's how I actually like to work with you.
First thing: Send me pictures.
Seriously. Text me a couple of photos of your floors. One from a few feet away. One close-up next to a quarter.
Why? Because I can usually tell you what's going on just from those pictures. And I'd rather give you a real answer (and a real price) before I ever show up at your door.
No guessing. No "well, let me take a look and we'll see."
Just: "Here's what I see. Here's what I'd recommend. Here's what it costs."
Second thing: I don't charge by the hour.
Every floor is different. Every job needs something slightly different. So charging by the hour never made sense to me – you shouldn't pay more just because I ran into a tricky spot.
Instead, I charge by square footage for most services. Simple. Predictable. No clock-watching.
And lately, I've started showing the actual job cost in my videos too – so you can see, big picture, what you're looking at.
Here's the honest truth: Most of our services cost about half what a full sanding costs. And you get maybe 5% of the headache.
Here are our current prices – straight up.
Service Price Clean & Buff $1 per square foot Screen & Recoat $2.50 per square foot Wax Removal $3.50 per square foot
Color corrections? – Depends on the size and difficulty. I need to see the spot to quote you. (See? That's why I want those pictures.)
Board replacements? – Same deal. Bring me in to look, or send me good photos.
Full sand and stain? – Yes, we do that now too if that's what your floors really need. Full sand is $5 per square foot. Staining is an extra $0.75 per square foot.
Stairs are separate – and I'll be honest with you, they get pricey. Stairs are all hand work. No machines. Just hours on my knees with sandpaper. So if you have stairs, just call me and I'll give you a real number.
But here's what I really want you to know:
I don't sell on price.
If you sell on price, you lose on price. And you end up attracting the wrong customers – the ones who just want cheap and don't care about quality.
That's not who I want to work with.
I sell on convenience. No dust. No mess. No moving out for a week. Floors done in a day. That's the value.
So if you're looking for the cheapest guy in town? That's not me.
But if you're looking for someone who will treat your home like his own, show up when he says he will, and leave you with beautiful floors and zero headache – then we should talk.
